NOTICE IS HEREBY GIVEN that the PLANNING COMMISSION of the City of Pittsburg will conduct a public hearing in the City Council Chamber at City Hall on July 22, 2025, at 7:00 PM concerting the following item(s):

AM/PM – Alcohol Sales, AP-23-0062 (UP)

This is a public hearing on a request for approval of a Use Permit to allow the sales of beer, wine, and distilled spirits, at an existing convenience store that currently sells beer and wine. The convenience store is located at 2102 W Leland Road, in the CS (Service Commercial) District. Assessor’s Parcel No. 091-050-038.

Environmental Determination: The project is categorically exempt from the requirements of the California Environmental Quality Act (CEQA) under Class 1, “Existing Facilities,” of the CEQA Guidelines, section 15301.

Atlantic Pet Groomers, AP-25-0060 (UP)

This is a public hearing on a request for approval of a Use Permit to establish an Animal Grooming facility within the multitenant space located at 268 Atlantic Avenue, in the CC (Community Commercial) Zoning District. Assessor’s Parcel No. 088-121-028.

Environmental Determination: The proposed project is categorically exempt from the provisions of the CEQA Guidelines under Class 1, ‘Existing Facilities’ of the CEQA Guidelines, Section 15301, as the business would occupy an existing commercial tenant space with no expansion of the building footprint or change in intensity of land use.

Pencco Iron Salts Manufacturing Plant, AP-23-0167 (UP, DR)

Use Permit and Design Review application for the construction and operation of an iron salts (for water treatment and purification) manufacturing plant facility at the Corteva industrial complex located at 901 Loveridge Road, Pittsburg, California 94565. The subject parcel is zoned General Industrial (IG) and is designated Industrial in the City of Pittsburg 2040 General Plan. Assessor’s Parcel Number: 073-220-049.

Environmental Determination: On January 22, 2025, Staff circulated the project Mitigated Negative Declaration (MND) for a 30-day public review and comment.
